When you buy through PDQ you do so in the knowledge that you are dealing with professionals. Although we have a legal obligation to achieve the best offer for the seller of any given property (and work hard to achieve this), we also remember that buying a home is an emotional process for you as well and will do our best to provide you with the most up- to date and accurate information that we can throughout the process.

We believe that all of our properties have been priced to sell and we actively refuse to market ANY property that we believe is simply testing the market with no intention to sell. In short, if a property is for sale with PDQ, it’s price has been set using genuine market comparables and the owner is, in our opinion, serious about selling.

Similarly, prior to viewing and especially when anyone makes an offer on a property, we will endeavour to ensure that all of our buyers are in a position to proceed and will make various checks to ensure that everyone has as much factual information as possible before involving solicitors and surveyors.

By checking as much information as we can from buyers and sellers up and down the chain, we are able to reduce stress, unnecessary delays and complications and are able to ensure that more sales go through more smoothly than would otherwise be the case. In fact, over 99% of people who have bought through PDQ said that they would recommend our service to friends or use us again!

Please remember that in almost all cases in Law, estate agents work for the seller not the buyer. An agent has a legal duty to secure the best offer for their customer (the seller) and, as long as they are legal, to act on his/ her instructions (no matter how unfair those instructions may seem to be to the agent or you the buyer). Most complaints about estate agents stem from the fact that buyers are simply unaware of it or that some, less than professional, agents 'forget' this.

Agents MUST, however, pass on ALL offers to the seller and confirm this in writing as is soon as is practicable (this is usually expected to be the same working day or the first thing on the next working day).

Whilst agents have an obligation to check your credentials as much as possible before submitting an offer, if an agent tries to put conditions on you before submitting your offer or, suggests that your offer will be more favourably received if you use their in-house services (such as financial advisers or conveyancing) this is not allowed and the agent may be breaking the Law. Speak to the senior manager or owner of the business to discuss your concerns or, consider taking the matter to your local trading standards officer.
