Whilst negative equity does have some unpleasant effects for a small number of people who are caught by it who need to re-mortgage or get out of the housing market for whatever reason; the remainder of those whose homes are worth less than the mortgage they have on it are, almost always, unnoticed. It doesn't affect their day to day lives at all. In fact, many are totally and blissfully unaware that they have negative equity.

Natural greed and a rising market will bring buyers back in droves as soon as it is seen to be rising. It will happen.  When it does it may surprise everyone- when inflation goes up salary and therefore affordability follows.

Over 95% of people who move home, use an estate agent and a recent report by the OFT (Office of Fair Trading) suggests that the 'bad-boy' image may be disappearing with more people saying they are happy with the service they received but, there are still a few bad eggs out there; what do you think? Good, bad, tolerable, do we even need estate agents?!

As an agent, I've always said that valuation is more of an art than a science, especially on individual, non-estate type properties. Everyone makes the odd genuine mistake but, some agents seem to thrive on giving seemingly high or low valuations. What's your experience? Do you think agents generally get it right or, have you had less positive experiences.

'I want to get on the housing ladder' is a well known phrase in the property world but, more people are moving back to rented and not just because of the difficulty in obtaining mortgages. So what do you think is the better option and why?
