FULL MANAGEMENT SERVICE

This level of service is ideal if you do not want to have any involvement with your tenants. You can sit back and enjoy earning an income in the knowledge that any issues will be dealt with by PDQ. The only time we will involve you is for a decision regarding any maintenance issues. We will undertake the following:

  • Full reference checks on all eligible tenants.
  • Inventory & Schedule of Condition prior to your tenants moving in. Photographs will also be taken. Your tenants will sign this document on move-in to agree the condition of the property.
  • Collect one month's rent and deposit from tenant, ensuring funds are cleared before signing of the agreement.
  • Draw up an Assured Shorthold Tenancy Agreement for the agreed dates (no less than 6 months).
  • Send the deposit monies to the Deposit Protection Service.
  • Collect the rent on a monthly basis via a standing order mandate.
  • Pay the balance over to you on receipt of rent. Forward an income statement to you.
  • With your agreement arrange for contractors to call out to deal with any maintenance issues. Pay contractors and deduct costs from following month's rent.
  • Arrange for an annual Landlord Gas Safety Certificate (if appropriate)
  • Visit the property 2 months into the tenancy to carry out an inspection, and every 6 months thereafter. A written report will be sent to you following each inspection.
  • At the end of the tenancy will arrange a move-out check. Any dilapidations, with your agreement, will be taken from the tenant's deposit. The balance, if any, will be returned to the tenants.

Monthly Fee 12% (10% + VAT)

TENANT FIND SERVICE

This service level could possibly be useful to you if you live locally and are able to be hands-on with your property.

We will undertake the following:

  • Full reference checks on all eligible tenants.
  • Collect one month's rent and deposit from tenant, ensuring funds are cleared before signing of the agreement.
  • Draw up an Assured Shorthold Tenancy Agreement for the agreed dates (no less than 6 months).
  • Send the deposit monies to the Deposit Protection Service or alternatively to yourself to be held in a secure Government Scheme of your choice.
  • Send the first month's rental payment to yourself less charges.

FEES (Inclusive of VAT unless otherwise stated)

Properties under £700.00pcm One month's rent + VAT.
Properties over £700.00pcm £840.00 (incl. VAT).

RENT COLLECTION SERVICE

If you prefer to manage the property but do not want to get involved with rental payments and/or chasing of rent.

We will undertake the following:

  • Full reference checks on all eligible tenants.
  • Collect one month's rent and deposit from tenant, ensuring funds are cleared before signing of the agreement.
  • Draw up an Assured Shorthold Tenancy Agreement for the agreed dates (no less than 6 months).
  • Send the deposit monies to the Deposit Protection Service or alternatively to yourself to be held in a secure Government Scheme of your choice.
  • Collect the rent each month and forward to your bank account less charges.

Monthly Fee 9.6% (8% + VAT)
